How to apply, get approved, and reserve your room.

Do you check my credit score?

No. FairRoom does not require a credit score. Instead, every applicant completes identity verification and a background check so that all members can trust their housemates.

How long does approval take?

Most applications are reviewed automatically and approved within minutes. In rare cases where we need to confirm a detail, a member of our team will follow up within one business day.

What do I need to apply?

You'll need a government-issued photo ID and a valid payment method. That's it — no pay stubs, cosigners, or landlord references required.

Can I see the room before I book?

Each listing includes photos of the room and shared spaces plus a full amenities list. Bookings are made online, so in-person showings aren't part of the process.

What is the minimum age to book?

You must be at least 18 years old and able to pass identity verification and a background check to become a FairRoom member.

Payments & billing

How weekly rent, fees, and your subscription work.

How does weekly rent work?

Rent is billed weekly through a recurring subscription on your saved payment method. One weekly charge covers your room, utilities, Wi-Fi, and shared spaces.

Is there a move-in fee?

Yes. You pay a one-time move-in fee plus your first week of rent when you book. There is no large security deposit.

Can I choose which day I'm charged?

Your billing day is set to the day you move in, and you can view every upcoming charge in the app. Contact support if you need to adjust your billing date.

What happens if a payment fails?

We'll automatically retry the charge and send you a reminder. Keeping a valid payment method on file in the app prevents late fees and keeps your door PIN active.

Are there any hidden bills?

No. Electricity, water, and Wi-Fi are all included in your weekly rent. You will never receive a separate utility bill from FairRoom.

Living in a FairRoom

House rules, roommates, access, and maintenance.

How do I get into my home?

Every FairRoom uses a smart lock. After you move in, you'll receive a personal door PIN in the app that you use for keyless entry to the home.

What are the house rules?

Members agree to keep shared spaces clean, respect quiet hours, and treat housemates with courtesy. Smoking indoors and unregistered long-term guests are not allowed. Full house rules are in your member agreement.

How do I request maintenance?

Submit a maintenance request from the app any time. Most non-urgent issues are handled within a few business days, and urgent issues like a lockout or no heat are prioritized.

Can I have guests over?

Short daytime guests are welcome. Overnight guests should be cleared with your housemates, and no guest may stay long enough to effectively live in the home without becoming a member.

Who cleans the shared spaces?

Members share responsibility for keeping kitchens, bathrooms, and living areas tidy. Many homes also include scheduled common-area cleaning — check your listing for details.

Moving out

Giving notice, your last week, and getting set up somewhere new.

How much notice do I need to give?

Because you pay weekly, you simply give notice in the app before your next billing date. There's no lease to break and no early-termination penalty.

What condition should I leave my room in?

Leave your room and shared spaces clean and remove all personal belongings by your move-out date. Ordinary wear and tear is expected and never charged.

Can I move to a different FairRoom?

Yes. Many members move between rooms and cities. Just book your new room in the app and give notice on your current one — your member profile and screening carry over.

What happens to my door PIN when I leave?

Your personal door PIN is automatically deactivated at the end of your final billing period, keeping the home secure for the members who stay.
